What we do:

Where the service ends:
When your offer is accepted. At that point, you take the investment forward (mortgage, surveys, legal work, completion). PREPG3 does not manage the transaction completion or subsequent steps.
What's NOT included:
- Professional team introductions (surveyors, solicitors, brokers)
- Mortgage and finance broker connections
- Coordination of any refurbishment
- Support after offer acceptance

PROPERTY SOURCING PLUS
For investors who want PREPG3 to support the entire journey to rental income.
Sourcing Plus includes everything in Property Sourcing, plus full support through to rental income generation (for standard BTL with light refurbishment). PREPG3 stays involved and introduces your professional team.

- Professional team introductions (surveyor, solicitor, contractors)
- Mortgage and finance broker connections
- Guidance through the complete acquisition process
- Light refurbishment coordination for standard BTL properties
- Support until the property is rental-ready and generating income
Your journey (standard BTL):
PREPG3 supports you through all these steps and ends when your property is generating rental income.
Heavy refurbishment projects:
Projects involving major renovations, structural works, conversions, flips, BRR, or development work require separate Project Management (not included in Sourcing Plus). These are arranged and priced separately for each project.

PROPERTY SOURCING FLEX
Same full service as Sourcing Plus. Different payment model.
Sourcing Flex is identical to Sourcing Plus—same professional team, same support through to rental income, same timeline. The only difference is how you pay. Instead of £5,000 upfront, you pay a lower initial fee plus a share of the value created through PREPG3's negotiation.
Same service as Sourcing Plus. Includes:
- Property sourcing and assessment
- Negotiation (PREPG3 negotiates on your behalf)
- Professional team introductions
- Mortgage and finance broker connections
- Guidance through acquisition and completion
- Light refurbishment coordination for standard BTL
- Support until property generates rental income
How the value-linked fee works:
- Market value (what seller asks): £300,000
- Purchase price (PREPG3 negotiates): £275,000
- Value created through negotiation: £25,000
- PREPG3 receives: 20% = £5,000
- You benefit: £20,000 in saved purchase price
The calculation of market value and the exact percentage are documented in your engagement terms. The fee is based on value created through actual negotiation of price/terms—not on the property's future performance or investment returns.
Who it suits:
Investors who prefer to link part of PREPG3's fee to measurable negotiation value. If PREPG3 negotiates well, you benefit and PREPG3's fee is linked to that success.

FULL PARTNERSHIP

Full Partnership is for investors who want to move beyond single-property investment and co-invest with PREPG3 in property development projects. PREPG3 identifies, manages, and executes projects—you participate with capital and benefit from the returns.
Investment structures:
Fixed Return Investment
You invest capital into a specific PREPG3 development project and receive an agreed fixed return on completion. PREPG3 manages the project from acquisition through to exit or completion.
Joint Venture
You and PREPG3 work together as partners, combining capital and expertise on a specific project. Terms are negotiated based on the opportunity and your involvement level.
Every opportunity is different:
- Investment structure (fixed return, JV, or other)
- Capital requirement (varies by project)
- Project timeline and milestones
- Return structure and completion terms
- Risk profile and exit strategy
- Legal documentation and investor protection
